The five questions Missouri mobile home owners ask us most

Question 1

What if I lost the title to my mobile home in Missouri?

Short answer: In Missouri a mobile home that has not been permanently attached to land is titled through the Department of Revenue much like a vehicle. If the record already shows the home in your name and only the paper copy is missing, the owner of record can apply for a duplicate title through a Missouri license office. Some Missouri license offices issue titles the same day, so this is often the fastest title problem to fix.

The mistake we see most is owners assuming a lost title means a court case. It usually does not. What it means is a duplicate application, identification, a modest fee, and clearing any lien still showing on the record.

Start it before you list or talk price with anyone. Processing time — not the fee — is what moves a closing date.

Question 2

How do I get a bonded title for a mobile home in Missouri?

Short answer: A Missouri bonded title is for a broken ownership chain, not a lost piece of paper. It applies when you bought the home but the prior owner never signed the title over and cannot be found. You establish the home's value, buy a surety bond in the amount the Department of Revenue requires, and submit a title application with a sworn statement of how you obtained the home. If the record already shows you as owner, request a duplicate title instead — it is cheaper and faster.

Call the Department of Revenue or your license office with your specific facts before you buy a bond or pay for an appraisal. A bond purchased for the wrong situation is money gone.

A bonded title is sellable. Cash buyers who work in mobile homes handle them routinely; retail buyers using financing often cannot during the bond period.

Question 3

Can I sell a mobile home in Missouri without a title?

Short answer: Generally no — not cleanly. For an unattached Missouri mobile home, the certificate of title is what transfers ownership of the home itself, so a bill of sale alone does not do it. The exception is a home that was permanently affixed to land you own and converted to real property, where the title was surrendered and ownership moves with the deed instead. Anyone offering to buy your home with no title and no paperwork path is a warning sign.

There is almost always a documented route: duplicate title, bonded title, lien release, or an estate process. Which one depends on why the title is missing.

Question 4

What if my mobile home has to be moved out of the park?

Short answer: In Missouri the park — not the county and not a buyer — decides whether a home can stay on the lot. Many communities have an age cutoff or must approve the incoming owner. If the home has to go, moving costs in Missouri are driven by size, distance, oversize and route permits, escorts, utility disconnect and reset, blocking and tie-downs, and whether a licensed installer must set it at the new site. A single-wide moved a short distance is a very different number than a double-wide crossing the state.

Access is usually the deciding factor, not the home's condition: tight park lanes, low utility lines and permit-heavy municipal streets change the price more than a bad floor does.

Question 5

Can I sell my Missouri mobile home if there is still a lien or loan on it?

Short answer: Yes, but the lien has to be dealt with at closing. On a titled Missouri manufactured home the lienholder is recorded on the title itself, and that record generally stays attached until the lienholder releases it in writing — even if the loan was paid off years ago. Request a written payoff figure with a good-through date, and if the loan is already satisfied, chase the lien release early. Unpaid county personal property tax and back lot rent are usually settled at the same table.

If the payoff is higher than the home is worth, say so early. There are still options, but pretending otherwise wastes weeks.

Order the payoff letter and lien release the week you decide to sell. It is the single most common cause of a delayed mobile home closing in Missouri.
