Missouri mobile home selling checklist

Work through this and you will be ahead of most sellers — and harder to lowball.

Calls to make this week

  • Park manager or landowner: can a new owner keep the home on this lot, and what does approval involve?
  • County collector: exact payoff on any personal property or real estate tax owed.
  • Lender, if a lien ever existed: request a written lien release or a payoff good through a date.
  • Missouri Department of Revenue or a license office, if the title is missing: start the duplicate request.

Documents to gather

  • Certificate of title, or your duplicate request confirmation.
  • Photo ID matching the name on the title.
  • Death certificate and probate or small-estate paperwork if an owner has died.
  • Lien release or payoff statement.
  • Park lease and park rules.
  • Tax statements, insurance declarations, and receipts for major work.
  • VIN or serial number, HUD label number and a data plate photo.

Photos to take

  • All four exterior walls, the roof if safely visible, and under the home.
  • Every room, plus the furnace and water heater.
  • Every problem area — especially the ones you would rather not show.
  • The lot and street access for a transport truck.

Decisions to make

  • Stay or move: do you have written confirmation either way?
  • Repair or sell as-is: have you priced the largest single repair with a real bid?
  • Timeline: is there a park deadline, probate date or foreclosure date driving this?
