Selling an inherited mobile home in Missouri

Short answer

Someone with legal authority has to be able to sign. In Missouri that usually means a personal representative appointed by the probate division, a small-estate procedure where the estate qualifies, or a survivorship arrangement already on the title.

The core problem

A titled mobile home does not transfer because a family agrees on who should get it. The Department of Revenue record shows a specific owner, and that owner has died. Until someone has legal authority to sign on behalf of the estate — or the title already passes to a survivor — there is no clean way to sell.

Common Missouri paths

  • Joint ownership or a transfer-on-death designation already on the title, which can allow transfer to the survivor with a death certificate and the required forms.
  • A small-estate affidavit process, available in Missouri when the estate's value is under the statutory threshold and other conditions are met.
  • Full probate through the circuit court's probate division, which appoints a personal representative with authority to sell estate property.

Which path applies is a legal question

The value of the estate, whether there is a will, whether there are debts, and how the title is worded all matter. An hour with a Missouri probate attorney usually costs less than a stalled sale, and often less than families fear.

What to gather now

  • Certified copy of the death certificate.
  • The title if you can find it, plus the VIN or serial number and the HUD label number.
  • Any will, trust document, or existing probate case number.
  • County personal property or real estate tax statements for the home.
  • Park lease and current lot rent status if the home sits in a park.
  • Loan statements or lien paperwork, even if you believe the loan was paid off.

Practical realities families run into

  • Several heirs, one of whom is hard to reach. Everyone with an interest generally has to be accounted for.
  • Lot rent accruing on an empty home during probate, quietly eating the value the family will eventually receive.
  • Personal belongings still in the home. Tell us; we handle cleanouts routinely and it is not an obstacle.
  • Out-of-state heirs who cannot travel. Much of this can be handled remotely with photos and mail.

How we work with estates

We are comfortable waiting for probate when there is a real path, and we will say so if we think the timeline or the numbers do not work. We do not ask heirs to sign anything before they have authority to sign it.
