Five steps, and an honest note about which of them take the longest.
1. You tell us about the home
Use the seller form or just send photos. We need the land situation, rough age and size, the title status and what condition the home is in. “I’m not sure” is a fine answer to any of it.
2. We look into the specifics
We check the park or landowner situation, look at the title and lien picture, and review your photos. If a park approval or a missing title is the deciding factor, we say so at this stage rather than later.
3. We give you a number and explain it
You will hear what we see, what it costs us to deal with, and where the number comes from. If listing the home would net you more, we tell you that instead of making an offer we know is worse for you.
4. Paperwork moves at Missouri’s pace
Duplicate titles, lien releases, probate and park approvals set the timeline — not us. We start those items immediately and keep you posted on where each one stands.
5. Closing and cleanout
Title transfers, you get paid, and belongings left behind are our problem, not yours. Cleanouts are routine for us.

When the title is clean and in your name and the home stays where it sits, closings commonly happen in one to two weeks. When a duplicate title, a lien release, probate or park approval is involved, the timeline follows whichever of those takes longest — often two to six weeks.
No. We can look at the home and give you a number without the title in hand. We do need to know the title status, because a duplicate title, a bonded title or an open lien changes the paperwork and the closing date, not usually the price.
The land situation, whether the home stays in place or has to move, rough age and size, the title and lien status, and photos of the inside, outside and any damage. If you are unsure about the title or lot rent balance, say so and we will check it.

No. Leave belongings, appliances and debris where they are, and skip repairs. Cleanouts and repairs are routine work for us, and we price the home the way it stands today.
