Usually best for newer homes in good condition on land you own. You will likely net more, at the cost of time, showings and buyer financing conditions. Ask any agent how many titled manufactured homes they have actually closed.
Sell it yourself
Works well for in-park homes with a clean title if you are comfortable screening buyers and handling the transfer. Never let a buyer move in before the title transfers — that is where most Missouri horror stories start.
Sell to the park
Many Missouri parks buy homes on their own lots. Their offer is often low, but the transaction is simple and lot rent stops. Always worth one phone call.
Rent it out
Viable if the home is livable and you want income. Factor in repairs, lot rent, management from a distance and the realities of landlording an older manufactured home.
Sell to a direct buyer like us
Best fit for homes needing real work, title or estate complications, homes that must be moved, deadlines, or out-of-state owners. The price reflects the work and risk we take on — we do not pretend otherwise.
Do nothing for now
Sometimes reasonable, but count the carrying cost first: lot rent, taxes, insurance, utilities and weather damage on a vacant home. Twelve months of that is often a large share of an older home’s value.
