Paperwork checklist for selling a mobile home in Missouri
Short answer
Most Missouri mobile home sales come down to proving who owns the home, proving nothing is owed against it, and proving the home can be where it is. Everything on this list serves one of those three purposes.
Proving ownership
- Certificate of title in the seller's name, or a duplicate request already in progress.
- Photo identification matching the name on the title.
- Death certificate and probate or small-estate documentation if an owner has died.
- Divorce decree or court order if a former spouse appears on the title.
- For affixed homes: the deed and the recorded affixation documentation instead of a title.
Proving nothing is owed against it
- Lien release from any lender shown on the title record, even for a loan paid off long ago.
- Current personal property tax status from the county collector.
- Lot rent and utility status if the home is in a park.
- Any judgment or contractor claim you are aware of.
Proving where it can sit
- Park lease and park rules, including transfer and approval requirements.
- Written permission from a private landowner if you rent ground informally.
- Survey, deed or parcel number if you also own the land.
Useful, though not always required
- VIN or serial number and HUD label numbers.
- Data plate photo from inside a cabinet or closet door.
- Insurance declarations page.
- Records for recent roof, HVAC or plumbing work.
- Photos of every room, the exterior, under the home, and any damage.
If something is missing
Missing documents are normal and most are recoverable. What causes trouble is discovering them at the closing table. Tell a buyer what you cannot find on day one — a serious buyer will already have a plan for it.
