Agent, for sale by owner, or direct buyer: which fits your Missouri home?

If your home is newer, in good condition, on land you own, list it — you will likely net more. If it is older, on a rented lot, needs work, or has a paperwork problem, a direct sale is often faster and sometimes the only realistic route.

- Watch for: agents unfamiliar with titled manufactured homes. Ask directly how many they have closed.
Selling it yourself
- Usually best for: in-park homes with a straightforward title, sellers comfortable handling paperwork and screening.
- Trade-offs: your time, buyer no-shows, park approval coordination, and handling the title transfer correctly.
- Watch for: buyers who want to move in before the title transfers. That arrangement causes most of the horror stories.
Selling to a direct buyer like us
- Usually best for: homes needing significant work, title or estate complications, homes that must be moved, sellers on a deadline, out-of-state owners.
- Trade-offs: the price reflects the work, risk and cost we take on. It is generally below what a fully repaired, financeable home would fetch after months on the market.
