Condition & moving
Fire, flood or storm damaged mobile homes in Missouri
Short answer
Handle the insurance question first
- Is a claim open, and what has the carrier determined?
- Has any payout been made, and does a lienholder have a claim on those funds?
- Does the carrier consider the home a total loss?
- Is there an obligation to repair or remove the structure?
Selling a home with an unresolved claim is possible, but everyone needs to know who is entitled to what. Do not let anyone rush you past this.
Document before you clean up
Photograph everything: each room, the exterior from all four sides, the roof if it is safe to see, and under the home. Photos of the damage are what let a serious buyer price the home without a site visit — and what protect you from a price change later.
What determines whether it is worth anything
- Frame integrity — a bent or burned frame usually ends the conversation.
- How long water sat, and whether mold has spread through the wall cavities.
- Whether the park or landowner will allow a rebuild in place.
- Removal and disposal cost if the home cannot be repaired.
