What is my mobile home worth in Missouri?

Short answer

Land situation first, then age and size, then condition. A 1995 single-wide that can stay on an approved lot and a 1995 single-wide that must be moved are not the same asset, even if they are identical homes.

The five factors, in order of impact

  1. Can it stay where it is? This is usually the largest single swing in value.
  2. Land: owned with the home, rented lot in a park, or private ground. Owned land generally raises value substantially.
  3. Age and construction era. Pre-1976 homes face financing, insurance and park-acceptance limits that newer homes do not.
  4. Size and sections. Double-wides carry more value in place, and cost far more to relocate.
  5. Condition, weighted toward roof, floor structure, plumbing and HVAC rather than cosmetics.

Why online estimates are unreliable here

Mass-market home value tools are built on real-estate sales data. Titled mobile homes on rented lots often are not recorded the same way, so the tools either ignore them or price them as if they were houses on land. That produces numbers that are wrong in both directions, sometimes badly.

Getting a realistic number

  • Ask the park what comparable homes in that community have recently sold for.
  • Look at listings for similar-age homes within your county, not statewide.
  • Separate 'stays in place' comps from 'must be moved' comps — never mix them.
  • Subtract known repair costs honestly rather than optimistically.
