Behind on lot rent in a Missouri mobile home park

Back lot rent generally has to be resolved for a transfer to be approved — most often paid from sale proceeds or negotiated with the park. Acting early preserves more of the home's value than waiting does.

Why waiting is expensive

Arrears grow every month while the home's condition does not improve. At some point the balance approaches what the home is worth, and a sale that would have put money in your pocket becomes one that merely clears the debt.

Get the real number

  1. Ask the park for a written statement of the total owed as of a specific date, itemized.
  2. Ask whether they will accept payoff at closing from a sale.
  3. Ask whether an eviction or removal action has been filed, and what the deadline is.
  4. Ask whether the park would buy the home or waive part of the balance for a clean handover.

Eviction and the home itself

An eviction from the lot and ownership of the home are separate issues — losing the right to occupy the lot does not by itself transfer ownership of a titled home. But the practical consequences are severe, including removal costs. If a court action has started, get advice quickly; Missouri legal aid organizations serve much of the state.
