The park will not approve my buyer — now what?

Short answer

Find out whether the objection is to the buyer or to the home. A buyer problem can be solved with a different buyer. A home problem — age, condition, or a park policy against resale in place — usually means repair, relocation, or selling to someone who can address the park directly.

Ask the park to be specific, in writing

  • Was the individual buyer declined during screening?
  • Is there a policy against homes of this age remaining in the community?
  • Is there a repair list that would make approval possible?
  • Is there an outstanding balance that must be cleared first?
  • Does the park want to buy the home itself?

A short email asking these five questions saves weeks. Verbal answers from a manager change; written answers let you plan.

If the home cannot stay

Then you are selling a home that must be relocated, and the value reflects removal, transport and setup costs. Read the moving cost article before accepting or rejecting an offer, so you are comparing against reality rather than against what the home would be worth if it could stay.

Time pressure is real

Lot rent usually keeps running while this is sorted out. If a park has given you a removal deadline, tell any buyer that date up front — it determines whether a deal is even feasible.
