Selling a Missouri mobile home together with the land

First: is the home real property yet?
If the title was never surrendered, you are technically selling two things — a parcel of land and a titled home sitting on it. That is workable, but the paperwork differs from a standard house closing, and it affects buyer financing. See the affixation article for how to tell.
What buyers and their lenders look at
- Foundation type and whether the home is permanently affixed to it.
- HUD label and data plate presence — often required for financing on post-1976 homes.
- Well, septic and utility condition on rural Missouri parcels.
- Access, easements and road frontage.
- Whether any additions were permitted and built to a standard a lender will accept.
Cash buyers versus financed buyers
A financed buyer usually pays more but brings appraisal and lender condition requirements that older manufactured homes frequently fail. A cash buyer takes the condition as it is. Which route serves you better depends on the home's condition and how much time you have — this is worth deciding deliberately rather than by default.
